Onboarding Form

Before your consultation or inspection, we ask each client to create a secure account and complete a brief onboarding form. This process ensures we’re fully prepared to assist you — whether that means identifying a structural issue, reviewing plans, or designing a solution.
As part of onboarding, you’ll also have the option to securely upload any relevant files — including drawings, permits, reports, or photos.

Residential Inspections for Real Estate Transactions

This service is designed for homebuyers, sellers, and agents who need a structural evaluation as part of a real estate transaction. Whether you’re preparing to list a property or conducting due diligence before closing, our inspection provides peace of mind and documentation from a licensed Professional Engineer (PE).
During the visit, our engineer performs a thorough on-site visual assessment of the property’s structural systems, including the foundation, framing, visible support members, and any areas of concern. You’ll receive a verbal summary at the time of inspection, followed by a written report that is signed and sealed by a PE and delivered via email—ideal for use in negotiations, disclosures, or mortgage requirements.
This service helps you identify any critical issues early, avoid unexpected costs, and move forward with confidence.

Load-Bearing Wall Removal Assessments

If you’re planning to open up a space or modify your home’s layout, determining whether a wall is load-bearing is a critical first step. Our Load-Bearing Wall Removal Assessment is designed to provide homeowners and contractors with a clear, professional evaluation before any demolition begins.
During the on-site visit, a licensed structural engineer will inspect the wall in question, review framing and support systems, and determine whether the wall carries structural loads. If the wall is found to be non-load-bearing, you’ll receive verbal confirmation and no additional services are required. If the wall is load-bearing, we’ll take detailed measurements of existing structural elements to prepare stamped construction drawings and beam specifications tailored to your project and your local building code.
This two-part process ensures your renovation is safe, compliant, and structurally sound—and helps avoid costly mistakes or delays during permitting and construction.
Many clients contact us to determine whether an interior wall can be removed safely. We break this process into two phases:

Final construction drawings are sealed by a licensed engineer and delivered electronically. Drawings are based on requirements from your local Authority Having Jurisdiction (AHJ).

In Philadelphia, the Department of Licenses & Inspections (L&I) requires engineering involvement in several types of structural and permit-related projects. Structure Professionals can assist with:
